USA. Especially if you are in walking distance from the beach.
But there are also plenty of other neighborhoods inland that are attracting chefs, bartenders and home buyers.
East of Biscayne in the MiMo District, also called the Upper Eastside, are single-family neighborhoods along with a few select buildings.
About 25 years or so, the area was run down. Now, old dilapidated hotels are hip and updated. They are surrounded by design and fashion stores, coffee shops, and restaurants, says Lisa Martin, a realtor at Urban Resource in Miami Beach.
“It’s amazing how this area has transformed,” she says. “To complement the area’s cool smart scene, you have these awesome parks.”
They include Legions Park and Morningside Park, parks with water views, running paths, fields, a children’s playground and more.”
Belle Meade is a sub-neighborhood east of Biscayne within the larger enclave of the Upper Eastside. It is a private, gated community.
Other neighborhoods on the Upper East Side that are attracting buyers: Bayside Historic District, Bay Point, Morning Side, Palm Grove, and Shore Crest.
“It’s just a cool hip area close to the water, still central to Miami Beach and sitting on the main land also close to everything Miami has to offer,” Martin says.
Homes are going for $579,000 up to $2.65 million in those areas.
“It’s a bit of a buyer’s market,” she says. “It’s a great time to get out there and find your dream home at a good price.”
Another option is North Beach.
The Mid or South Beach properties available on a canal/waterway now are starting at $2.199 million and up to $3.55 million, Martin says. But in North Beach, you can get more space for less. At 410 S. Shore Drive, pictured above, you get more than 3,000 square feet of interior space, a waterfront, and pool. It is located in an 11,050-square foot lot in a gated community with a tennis court, golf course, outdoor gym, and playground. The price: $1.45 million.
“Considering how North Beach is on its way to blow up, it’s a great option that will surely appreciate similarly to Mid or South Beach as the city flourishes,” Martin says.
The North Beach Yard will soon open up. It’s a pop-up entrepreneurial yard where bands will play and chefs will serve food drinks. There will be design store. Visitors will be able to enjoy it all outdoors.
Once a month behind North Beach Open Space Park on 79th street and Collins Avenue there is a Full Moon Drum Circle Party, where thousands of people go take their drums and play all night with fire dancers.
